IMO, don't expect to haul anything safely on a dirt bike unless it is on your back or centered on the bike. Handling can be scary if ANY weight is off center. Don't know about hauling a trailer. Agree with jcarter, a quad would be a better choice. As far a "putting around" goes, takes a lot of discipline to go slow, especially long term. If you end up with a bike, buy ALL the safety gear and use it!

I assume you already own a decent tripod with a quality pan head/pistol grip. Quality 10X42's are my recommendation. Acquire specialty glass down the road as needed. -

Buddy sent me a link to a list of notable AZ storms from the 20th century. https://www.weather.gov/psr/Arizona_historic_storms I remember most of these storms starting with the snowstorm(s) December of 1967. My parents has just finished building a small home near Alpine. Many homes in the area collapsed due to the massive snow load. Fortunately, my parents home survived the storm. The Labor Day storm of 1970 produced about 4-5" of hail on the ground at Alpine. My brothers and I broke out sleds and a toboggan, had a blast! Hopefully AZ can get back to a wet cycle. A wet monsoon is great but we really need a consistent winter snowpack to break this drought. A link to a visual of the 1993 Verde river flood:

Another consideration is water quality. I strongly recommend a water softener. Hard water will substantially increase the maintenance cycle on a flash heater. Also consider a sediment style filter on the outlet of the softener. When the softener resin bed fails (which it will eventually) copious amounts of resin will distribute throughout the piping in the house. A real pain to rectify. In my opinion, a retrofit is too much money the ROI is not good. New construction, relocation, etc. may favor a tankless system. Good luck with your project.

There are a number of issues with flash water heaters. First being cost of install, a larger gas line or a more robust electrical circuit will be required over a traditional heater. Flash heaters are expensive. This issue alone can eliminate any ROI over the life of a flash heater. Next issue is how much hot water will a flash heater supply? Depends on the temperature of the incoming water supply and the size of the flash heater. If you get water from a well that is 50 degrees and the requirement is 115 degree hot water you may need a much larger heater than a home that has an 80 degree water supply. The question to ask is how much temperature rise will my flash heater supply at a given flow rate. Know the average temperature of your water supply. With flash heaters, too much is better than not enough. In terms of "instant hot water", there is none, tankless being the key word as there is no stored hot water. As stated, the water lines in your home will still need to be purged of tepid water. A true "whole house" electric flash heater (6+ gpm with a 40 degree temp rise) will draw more than a 100 amps @ 240 vac. If your local electric rate is time of day or demand sensitive, use during peak hours will be relatively expensive. If at all possible, opt for a gas fired flash heater.

AZGF's funding/promotion of AZ hunting on the WWW has exacerbated the elimination of OTC archery deer units and any leftover permits doled out after three annual draws all while filling coffers with NR money. Get over it. Hunt opportunity we had in the past was going away sooner rather than later by virtue of our exploding population coupled with the loss of hunting opportunity in other western states and elsewhere. IIRC, AZGF attempted to put archery deer to a draw in the early 2000's. Resistance was fierce at that time, the proposal was dropped. Don't have a crystal ball but expect OTC deer will be gone in 5 years. As stated by others, units that are still open for OTC deer will see a lot more pressure. The upside to this is NR's who have invested in hunting AZ and accumulated bonus points for other species will likely continue to do so keeping "outside" money flowing. However, NR's will be subject to the up to 10% rule and that will likely dampen their enthusiasm to continue pumping money into AZ.

^^^^ This. Spent Sunday morning dredging up a few bass. The lake is very low. Went to Scott Reservoir Monday morning and it appears the lake is being drained. Lake was easily 10' down from three weeks ago. IMO, a fish kill is just beginning to happen. Many trout swimming on the surface, osprey were having a field day with herons pulling up the rear. Anybody know more on what's going on @ Scott reservoir?
